When you look up into the sky on any side streets in New York during the spring, summer and even fall seasons, you’ll see even the smallest fire escapes dressed with plants, flowers and micro furniture. It is very apparent that New Yorkers love their outdoor space. In fact, when looking for my first apartment in Manhattan with friends, one of our primary objectives was to have a finished rooftop. In new developments today, it’s almost expected. What else are developers going to use the space for?

Luminaire: Perched high on the 22nd floor, this 107-unit condominium located in Gramercy will offer a private roof deck with panoramic views of the East River, Brooklyn and Lower and Midtown Manhattan. In addition, the development will also feature a furnished, landscaped terrace.
535 W43: One of the midtown Manhattan’s most anticipated developments, this 270-unit rental in Hell’s Kitchen will offer two rooftop gardens – one atop each luxury apartment tower. According to the website, one is designed for relaxing while the other is equipped with four individual outdoor kitchens. At the heart of the development, a central courtyard will serve as a serene and welcoming gathering place for residents, as well as a connector between the two towers.
One Sixty Madison: Located in NoMad, this 319-unit rental development will encompass a robust amenity space, entitled the Three Sixty Lounge, which includes two expansive rooftop terraces with breathtaking views of the city and beyond. Residents also have access to the nearly 14,000-square-foot Park Lounge, surrounded by the building’s elevated and landscaped private park.
Nine52: Located in Hell’s Kitchen just two avenues east of the Hudson River, this 155-unit condominium development will feature a furnished, landscaped roof deck with 360-degree views.
